Tips for Better Rates

  • Improve your credit score - Higher scores qualify for better rates
  • Make a larger down payment - 20% or more helps avoid PMI
  • Lower your debt-to-income ratio - Aim for below 36%
  • Consider shorter loan terms - 15-year loans typically have lower rates
  • Shop around - Compare offers from multiple lenders

Understanding Mortgage Terms

Annual Percentage Rate (APR) includes the interest rate plus other loan costs and represents the total cost of the loan expressed as a yearly rate.

Private Mortgage Insurance (PMI) is typically required when you put less than 20% down on a conventional loan. It protects the lender if you default on your loan.

Loan-to-Value (LTV) Ratio is the percentage of the home's appraised value that you're borrowing. Lower LTV ratios (more down payment) typically result in better loan terms.

Discount Points are fees paid directly to the lender at closing in exchange for a reduced interest rate. One point typically costs 1% of the loan amount.
